Three serious upsizers have battled it out for a slice of “holiday-at-home” luxury, pushing a rare Mentone court property to a $1.765m auction finish.

Despite a “choppy” Melbourne market, the four-bedroom retreat at 8 Logan Crt proved that premium land and resort-style features remain irresistible bait for Bayside families.

Vicprop selling agent Cemil Kandemir said the sale, which ranked among Melbourne’s strongest results on February 7, highlighted a shortage of higher-end family homes in tightly held bayside pockets.

“Melbourne’s a bit of a market at the moment. It’s really unpredictable,” Mr Kandemir said.

“So to hear that we’ve made the top five is awesome.”

The home attracted three active bidders, all genuine upsizers from Mentone, Cheltenham and Dingley, with bidding opening at $1.6m before climbing steadily to a $1.765m sale.

Mr Kandemir said the result reflected strong demand for homes offering scale, privacy and long-term liveability attributes becoming increasingly difficult to secure close to the beach and elite schools.

The kitchen sits at the heart of the floorplan, positioned to service both the main living areas and the outdoor entertaining zone at 8 Logan Crt, Mentone.


“It’s definitely needing a bit of supply there,” he said.

“It was a bit of a unique home as well, along great land, and a lot of people are needing to upsize and there’s just not too many properties out there in that calibre.”

Set on an 816sq m block within a quiet inner court, the property stood out for its sense of seclusion and its resort-style outdoor zone, complete with a pool and spa designed for entertaining and relaxed family living.

The home’s floorplan also played a key role, featuring multiple living zones and a ground-floor main bedroom, a configuration that appealed strongly to families planning to stay long term.

The resort-style pool and spa delivered the “holiday-at-home” factor that helped spark strong competition for the Mentone court home.


Mr Kandemir said the court position was a major driver of urgency.

“That court-within-a-court setting was a standout,” he said.

“You’d probably see something like this only once in every 50 listings, if that.
“Families really value that level of privacy and safety.”

A garden outlook across the pool and spa highlights the home’s entertainer set-up, a rare find on an 816sq m block in a quiet Mentone court.


The successful buyers were a family of four with two daughters, who were immediately drawn to the backyard lifestyle.

“They told us straight away that the backyard sealed the deal, it was actually the kids’ favourite part of the home,” Mr Kandemir said.

“For the parents, it was the openness of the interior and the way the home flowed.
“It really felt like a forever home for them.”

Bidding opened at $1.6m before the Mentone court home sold for $1.765m, with three active upsizers from Mentone, Cheltenham and Dingley in the contest.


Strong vehicle accommodation added to the appeal, with dual driveway access, an oversized double garage and a near 10m enclosed tandem carport offering rare flexibility for bayside buyers.

Mr Kandemir said Mentone continued to punch above its weight against neighbouring Bayside suburbs, with schools remaining a key drawcard for family buyers.

“Buyers consistently compare Mentone with Parkdale and Mordialloc,” he said.

“The school offering here is a huge advantage and it keeps demand very deep.”

He said recent interest rate moves had done little to deter upsizers when the right opportunity emerged.

“For families, these decisions are driven by need,” he said.

“They outgrow their homes and need more space.

Looking ahead, Mr Kandemir said Bayside demand remained resilient.

“When quality homes come up, buyers still show up,” he said.

“And they’re still prepared to compete.”
