A Sydney has buyer snapped up a circa 1883 former Anglican Church in a remote NSW town for just $80,000, marking one of Australia’s cheapest home sales last month.

With plans to return the sandstone church to its former purpose as a place of worship in the small locale of Wilcannia, near Broken Hill, the modest $80,000 sale of 80 Woore Street was a significant price cut from its $129,000 asking price.

The property was among a trio of homes to sell for $80,000 or less in January, according to sales data from realestate.com.au.

The bargain buys were snapped up for just a fraction of the cost of a typical home in Australia, with the national median home price reaching $883,000 in January according to the latest PropTrack Home Price Index.

From rundown shacks to cosy apartments and renovators delights, here's a glimpse inside some of Australia’s cheapest properties to change hands so far in 2026.

Sandstone heritage church

Advertised as a chance to own a piece of history, sales agent Zeth Grant from John B. Grant Real Estate said the church hit the market after its Sydney based owner realised the difficulty he faced with the logistics of the renovation works.

“It obviously needs quite a bit of work, given its age,” he said.

“There is a bit of foundation movement on one of the sides. The building itself is about 80sqm, but it's a beautiful sandstone and the building sits on just over 2000sqm of land.”

The property was snapped up well below its $129,000 asking price


Mr Grant said the listing generated a lot of interest with the new owner set to return it to a place of worship.

Work to be done

Selling for even less than the church - to be crowned Australia’s cheapest house sale last month - was in Western Australia’s Mid-West, selling for $60,000.

The listing made no secret of the mammoth works 4 Hunt Street, Three Springs needed, with the only interior image being that of a dated and rundown kitchen.

The three bedroom, one bathroom home was described as being suited to first time buyers, investors, or downsizers

Victoria’s cheapest sale

A big renovation job awaits the new owner of this three bedroom weatherboard cottage in the Victorian town of Walpeup, which sits on almost an acre of land.

An incomplete bathroom, restumping work, plastering, celling and roof repair were among the long list of jobs ahead at 29 Glen Street, Walpeup, which sold for $115,000.

Sales agent Brett Driscoll from Ray White Mildura said the 50 to 60 year old property had sat unlived in for about eight years after the vendor’s intentions to move from Melbourne changed.

“It attracted quite a lot of interest. You can imagine the properties in that sub-sort of $150,000 price range always attract quite a bit of attention,” he said.

 “We had a couple of offers. The beauty of it was they were all cash, unconditional cash.”

Humble abode on Mt Isa

A humble and aptly titled ‘renovator’s delight’ in Mt Isa was the state’s cheapest property transaction in January, changing hands for $105,000.

The three bedroom home at 112 Abel Smith Parade, Mount Isa featured linoleum flooring, a separate dining area, internal laundry, and a bathroom, while the kitchen was ready for an upgrade with a new stove to be fitted.

Lifestyle awaits

In the Central Highlands, a two bedroom shack was Tasmania’s cheapest sale at $110,000.

The tiny town has a population of just 11, according to Census data, with a median house price of $193,000 according to PropTrack.

Entry level bargain

In South Australia's idyllic Victor Harbor, a studio apartment at 11/11-17 Hindmarsh Road, McCracken, was the state’s cheapest sale last month at $165,000.

Described as an “ideal entry into the coastal property market” its highlights included low-maintenance living,and a second floor position with a glimpse of the ocean.

ACT’s cheapest buy

The nation capitals’ cheapest sale was 13/135 Blamey Crescent, Campbell for $235,000.

The grounds floor studio apartment boasted a convenient city location, and was noted as being an “affordable entry” into property ownership.

Northern Territory’s $190,000 buy

The Northern Territory’s cheapest sale recorded in January was 36/6 Stephens Road (172), Mount Johns, in Alice Springs, selling for $190,000.
