A one bedroom house on a 1012sq m block in Townsville is listed for sale for $430,000 but there is a catch – a big one.

It is “unliveable”, according to the listed by Lynham & Co agents Graham and Shelley Lynham.

“Unique in the current market – that’s the only way we can describe this property,” the listing says.

“Let’s get the hard part out of the way – the home which was originally the abode of the owner’s grandparents – as you can see requires a significant renovation or demolition.

“It is unlivable.”

But the “upside”?

The house at 16 Patrick St sits on a 1012sq m block in Aitkenvale and boasts a shed, power, town water and a bore.

The median house price in Aitkenvale is now $560,000 according to the latest REA Market Trends report.

The established suburb has seen prices rise 110.3 per cent in five years, an 19.8 per cent in the past 12 months alone.

The median sale price five years ago was $266,250.

But it is the listing photos for the Aitkenvale property that will make you feel sick to the stomach, and inclined to contact your nearest demolition company.

The kitchen is a horror show


And the external photos hint at the carnage inside.

In what appears to the be the kitchen lies walls with peeling paint, black grime and possibly rampant mould.

There appears to be insulation on the timber floors, and black mould on floor coverings.

It has one bedroom, and one bathroom and is listed for $430,000 negotiable.

But it is certainly not the only unlievable hovel to hit the Townsville market, and judging by previous sales there is a market.

In 2024, a hoarder house at 3 Burramugga Cresent in Kirwan sold at auction for $255,000 with a whopping 27 registered bidders.

In 2023, 28 buyers registered for the auction of 126 Pinnacle Drive in Condon, described as an “Alladin’s Cave”, which sold for $220,500.

There was even a rusted boat hull in the yard of 126 Pinnacle Dr, Condon


Also in 2023, 41 registered bidders sign up for the auction of 34 Halstead St in Gulliver, which was described as ‘Jumanji’ house.

It sold for $270,000.

The latest PropTrack Home Price Index revealed that Townsville home prices rose by more than the average Queensland wage in the past year to $605,000, an increase of about $80,000.

The garrison city has repeatedly been named as one of the nation’s strongest markets for price growth.
