Sanctuary Lakes lakefront stunner sells for $2.1m

Top Australia Day weekend sale: this $2.1m Sanctuary Lakes home went unconditional after a four-week campaign, with buyers drawn to its pool, alfresco and canal views.

A lakefront Sanctuary Lakes home with a pool and sweeping water views has gone unconditional at $2.1m, one of the Australia Day weekend’s top sale results.

The five-bedroom home at 59 Sanctuary Lakes South Boulevard was quoted with a $2m-$2.2m price guide before a local buyer secured the property, with the sale finalised over the long weekend.

Barry Plant Point Cook’s Nunzio Giunta said the buyer moved decisively.

“It was a great result and the house really typifies that Australian lifestyle,” Mr Giunta said.

“With the pool, alfresco area and its position on the lake, it has all the attributes of a beautiful family home and something Australians really connect with.”
The home attracted more than 20 groups through inspections during the campaign, with three to four buyers showing genuine interest.

Mr Giunta said competition was driven by buyers familiar with the tightly held Sanctuary Lakes estate, with the successful purchaser coming from within the local area.

“The buyer was local, just down the road,” he said.

A standout kitchen was among the features that helped drive strong buyer interest at the Sanctuary Lakes home, which went unconditional for $2.1m over the Australia Day weekend.

“People who know Sanctuary Lakes understand how rare it is to secure a home on the water, especially one of this calibre.”

While the property was built about 20 years ago, Mr Giunta said it was ahead of its time when constructed and continued to resonate with modern buyers.

“Features like the square-set cornices, solid timber flooring and floating staircase were state of the art back then, and they’re still highly sought after today,” he said.

The dining space flows into the home’s entertaining zones, a key drawcard for buyers competing for the Sanctuary Lakes property.

The alfresco entertaining zone and pool overlooking the lake proved to be the major talking point among buyers, with the outlook difficult to fully appreciate until seen in person.

“You can’t really understand it from the photos,” Mr Giunta said.

“It’s not until you’re standing on the deck, looking out over the water, that the wow factor really lands.”

Outdoors, the property offers multiple entertaining areas designed to maximise the lakefront setting, including a pool, built-in barbecue, fire pit and expansive deck.

A lounge and projector set-up adds to the home’s “stay-in” lifestyle appeal, a feature buyers expect in top-tier family homes.

The canal outlook from the deck was the wow moment buyers couldn’t fully grasp in photos, a major factor behind the $2.1m unconditional result.

Mr Giunta said the home delivered a resort-style feel more commonly associated with holiday destinations.

“It’s the sort of place where you can imagine spending a long weekend with family and friends without needing to go anywhere,” he said.

The strong result came despite a busy Australia Day period in Melbourne, with major events like the Australian Open competing for buyers’ attention.

Mr Giunta said the sale showed buyers were still prepared to act decisively when quality homes with lifestyle appeal became available.

“Good homes still sell well,” he said.
