A Fannie Bay home fetched the highest sale price in Darwin last year after hitting the market for the first time in its 75-year life, while the top 10 sales earned vendors a combined $24m.
The 1340 sqm property at 114 East Point Rd, Fannie Bay, sold for a mid-$3m price in December, according to industry sources.
When the family home was listed last year, selling agent Tony O’Neill of Property Shop Darwin said the place was a true rarity in the Top End market.
“There are only seven blocks (along this section of East Point Rd) with dual frontage, and there hasn’t been one on the market for the last 22 years,” he said.
“When homes do sell, they normally sell off market.
“To get one on the market is unique.”
The Fannie Bay home was passed in at auction in October after a vendor bid of $3.2m, and sold via private treaty on December 18.
Mr O’Neil was unable to comment on the sale, which had yet to settle.

Darwin’s next most expensive residential sales of 2025 were 3 Paspaley Pl, Larrakeyah, and 4 Mimosa St, Nightcliff, which both changed hands for $2.7m.
This was followed by 214 Casuarina Drive, Nightcliff, which sold for $2.63m and 37/4 Myilly Tce Larrakeyah, which sold for $2.5m sale.
Rounding out the top 10 were 5 Elizabeth St, Fannie Bay ($2.475), 45 Belgrave Rd, Bees Creek ($2.02m), 238 Casuarina Drive, Nightcliff ($1.995m), 1 Rankin St, Nightcliff ($1.95) and 6 Rankin St, Nightcliff ($1.95).
Almost taking out top spot was 6 Bradhurst Ct, Bayview, which looked like it would sell for $4m.

Selling agent Darren Hunt of Real Estate Central Projects said the sale ended in the words no vendor wanted to hear – ‘failure to complete’.
“It went under contract in early November, but the buyers couldn’t complete the transaction,” he said.
“However, that does present a new opportunity for buyers to secure one of Darwin’s best properties.”
Mr Hunt said the Darwin prestige market fared well in 2025, considering the majority of buyer demand was focused on lower price points.
“In the later part of the year, the prestige market did attract more interest and we expect that continue into this year,” he said.

Mr Hunt said there were a number of reasons behind increasing demand for luxury homes in the NT’s capital, including bang for buck.
“You can’t build homes for the same values they’re being presented to the market at,” he said.
“And you can move in straight away – you don’t have two wait 18 months to build.
“There’s also the location.
“These homes are generally in really sought after locations.”
Andrew Harding of Ray White Darwin said while Darwin achieved some great prices in 2025, it could easily outdo itself if the right homes came to market.
“Some of the newer built home from the last decade would set record upon record if they came up for sale,” he said.
“There are $10m homes that are just not on the market for people to buy.”

Mr Harding said the $3m-plus market was sitting dormant, just waiting to be ignited.
“As the market shifts and moved in a more positive direction, these sellers will feel more confident putting their places on the market,” he said.
