30 Nantes St, Newtown, sold after a whirlwind campaign.

A family home in a prized Newtown pocket has been snapped up for $2.13m in an unusually quick campaign.

The four-bedroom 1980s brick house at 30 Nantes St lasted less a week on the market after catching the eye of decisive buyers.

They inspected the 905sq m property twice in the space of a few days before making an offer, Whitford Newtown selling agent Heidi Trempel said.

Bi-fold doors connect the main living room to an outdoor entertainment area.

The sale price landed within the $2m to $2.2m price guide.

“It was a young family with three kids and, bang, it ticked the boxes,” she said.

“And that’s the one thing I would say, they were ready to go, they jumped and made that decision really quickly.

“I said to them ‘I wish more people would be as assertive’. At the end of the day you miss out if you aren’t, particularly with family homes in that region. There’s not enough of them to go around in Newtown.”

She said the single-level home’s style was unusual for Newtown as it wasn’t a period residence, despite its old-world looks.

This lounge has a more formal feel and a bar.

The outdoor area is set up for keen entertainers.

Its substantial floorplan with three separate living zones was a big winner for the new owners, as was the separate studio/home office with its own bathroom and kitchenette.

“It was built as an office for the last owner and he (the buyers) is going to use it as office,” Ms Trempel said.

Open fireplaces feature in each of the home’s living rooms and as the centrepiece of the outdoor entertainment area.

The central courtyard with built-in barbecue is accessible from both the main living zone and another dedicated entertainment room with a bar.

Another flat lawn area provides extra play space and room to install a pool.

The sale is the most expensive in Nantes St since March last year, when a new luxury build traded for $2.95m.
