New Geelong house price records set as market confidence returns

House price records tumbled in 10 suburbs and towns across the Geelong region in 2025 as the property market continued to recover.

In a year where home values climbed almost $30,000, renewed buyer confidence spurred benchmark sales around the city and down the coast.

Both Armstrong Creek and Mount Duneed produced record-breaking residential results, highlighting strong demand for quality established homes in Geelong’s urban growth corridor.

McGrath, Armstrong Creek agent Sam Parsons said newer builds with top notch inclusions were now commanding upwards of $1.2m.

“To pick up that same house in Torquay would be $2m and to pick up that same house in Highton would be $1.6m so the value is there for people to come here with all the amenities,” Mr Parsons said.

“People that wouldn’t consider Armstrong Creek in the past are moving in.”

Across town, Breakwater scored its first million-dollar sale in May.

Records were also beaten in Queenscliff, Aireys Inlet and Breamlea despite softer conditions lingering in traditional holiday home markets.

The $7m sale of a beachfront residence Queenscliff originally built for Sir Rupert and Lady Susannah Clarke was the most expensive record for the year.
