A Manly beachfront penthouse is about to launch with a $40m price tag that will blow the suburb record out of the water by millions.
It will also set a new benchmark for prestige apartments north of the bridge.
What’s more, the agent handling the sale, Anthony Calacocci, of Belle Property Manly is confident there is an appetite for Manly property at that level both with locals and international buyers.
The five-bedroom Waillea penthouse on the northern end of the beachfront, on North Steyne, is owned by former banker turned philanthropist Peter Hunt and his wife Tania de Jong who bought it off the plan in 2008.

At the time the locals were stunned at the $12.2m price for a Manly apartment and especially the concept of buying two penthouses and joining them together to create a mega residence of 717sqm on title.
The $12.2m record of the Waillea penthouse remained Manly’s top price for years until some of the prestige properties in Bower St started to trade.
It was Peter’s own idea to merge the two units before the building was completed to create a single-level residence with 30m ocean frontage, five bedrooms, five bathrooms and a balcony. There are also five lock up garages.
Anthony Calacocci said recent Manly beachfront sales show people are prepared to pay big money for views and position.
He is launching the Waillea penthouse on Monday (Feb 2) with an expressions of interest campaign.

Leasehold apartments in Aurora, the site of the former Royal Far West, were selling for more than $75,000 per square metre three years ago, Oceania units, next to The Steyne hotel, are achieving $85,000 per square metre and the Waillea residence is $100,000 per square metre. The penthouse at Oceania has sold for $22m, apartments in Aurora sold for up to $16m and last year the penthouse at another North Steyne development, Ondas, sold for $18.05m.
Peter said most beachfront apartments have only a small exposure to the ocean while his penthouse has the longest side facing the sea and almost every room enjoys the view.
“The property is very quiet, you only hear the sound of the waves and hardly any traffic sounds and the size of the apartment and its frontage to the beach make it unique,” he said.
“There is nothing like it and it is unlikely ever to be anything like it,” he added.
The penthouse, at 14/133-137 North Steyne, has living areas that open to a large deck complete with jacuzzi, outdoor shower and two Vergolas.

The apartment is reached via a lift and inside there are 2.7m high ceilings.
Peter was an investment banker until 2018 when he retired.
His career included being executive director at Macquarie to working at Bankers Trust before co-founding a boutique investment bank Caliburn which was later acquired by an US-based bank for about $180m.
Peter and Tania are well loved in Manly as they founded the Manly Women’s Shelter, which later became the Womens Community Shelters of NSW.
Their model is about to launch in Victoria.
“I didn’t think there could be a problem in Manly at the time and I was appalled when I realised the extent,” he said.
Peter and Tania are relocating to Byron Bay but it took them a long time to decide to list their Manly home.
Manly’s current record is about $34m for a contemporary mansion on Bower St.
The North Shore apartment record is $28.25m for the penthouse at Kurraba Residences at Kurraba Point late last year.
A $40m sale would still be $10m short of the $50m north shore house price record at 11 Kirkoswald Ave, Mosman, the home of philanthropist Diane Balnaves, wife of late television executive and former chair of Ardent Leisure, Neil Balnaves.
