House price records have tumbled across Melbourne this year as sellers cashed in on returning market confidence.

Lavish waterfront mansions, stately heritage homes and modern masterpieces were among standout properties to set new benchmarks.

The $100m-plus sale of Toorak estate Coonac obliterated the suburb’s $80m record on its way to being crowned Australia’s most expensive house of all time.

Clifftop mansion sets Frankston South house price record

Speculation puts the off-market deal around $115m, though current owners richlister and Essendon Football Club boss Paul Little and University of Melbourne chancellor Jane Hansen are not expected to settle for some time.

Considered among Melbourne’s most illustrious addresses, Coonac is one of fewer than 10 homes in the city believed to be worth $100m or more.

The 1876 20-room home commands more than a hectare of land in the premium locale.

In Brighton, beachfront mansion Teychel eclipsed the suburb’s $31.6m price ceiling in another record-breaking deal brokered mid-year.

Further down the bay, a clifftop mansion in Frankston South beat the previous top sale by a remarkable $6m after trading for $17m in February.

But unprecedented cash wasn’t just splashed at the top end of town, with ambitious new builds hitting new highs across the city.

Award-winning Anthony Larne Constructions built 29 Hopkins St, McKinnon.


McKinnon scored its first $5m sale last month after a competitive campaign for a five-bedroom Art Deco-inspired house designed by Wall Architecture.

Despite falling outside the coveted McKinnon Secondary College school zone, it was a case of built it and they will come for the luxury new home at 29 Hopkins St.

Jellis Craig Bentleigh director Trent Collie said more 200 groups from all over inspected the property.

“It was just you ultimate modern home,” Mr Collie said.

“The back area was as good as its gets with a pool and an outdoor deck and the facade everyone just loved that style.

“A lot of it was the calibre of the home but McKinnon is a pretty sought-after suburb.”

Teychel, 16 Moule Ave, Brighton, is one of the bayside’s most significant compounds.

Title documents this year confirmed the sale of the waterfront mansion, which is understood to have beaten Brighton’s previous $31.6m suburb record.

The historic landmark, at 16 Moule Ave, is set on 4500sq m of private grounds on the suburb’s Golden Mile.

Como Toorak penthouses each have private rooftop terraces.

Two separate penthouses in Prime Edition’s boutique Como Toorak apartment complex recently sold off the plan for almost $42m combined.

Christie’s International’s Sean Cussell and Marcus Chiminello of Marshall White handed the properties, which both achieved more than $44,000 per internal square metre.

Features include five bathrooms, a seven-car garage with car plate recognition, with one buyer requesting their basement be transformed into a bar and beauty room.

This Spanish-style clifftop mansion sold at the top of the asking range in just one week.

The six-bedroom beachside house ‘Villa Ulibarri’ features travertine floors, Chandon marble, hand-stained cabinetry and a gym with an infra-red sauna.

Aqua Real Estate Mount Eliza agent Michelle Skoglund said the purchasers were living on acreage on the Mornington Peninsula but wanted to reward themselves with sea change.

A modern rear extension lies behind the heritage facade of 72 St Vincent Place South, Albert Park.

It occupies a 2284sq m block with Paul Bangay-designed gardens and has a basement level housing a cinema, marble-clad gym and wine cellar.

Whitefox Northside’s Dylan Francis said the property attracted six written offers and soared well above its $5m-$5.5m listed asking range.
