Great Ocean Road Real Estate, Lorne agent Ian Stewart is handling the expressions of interest campaign for the property at 142 Smith St, Lorne.
Leading Melbourne architecture firm Jackson Clement Burrows designed the multi-generational holiday house featuring basement garaging, a swimming pool, theatre and reading rooms.
Architect Graham Burrows said the knockdown rebuild project, completed by Poulsen Builders about a decade ago, was shaped by the tree-lined, sloping site’s remarkable natural assets.
“Some of the design response was about how to fit in among those trees in a way that felt sympathetic and we were mindful of the tree root protection zones so that actually generated some of those geometries,” Mr Burrows said.
“Some of the angles were also about giving the opportunities for views even from further back, from the other bedrooms at the rear of the property, back down to the bay.
“It was really respecting what was so special about that site and Lorne in general. It’s one of the few places in Australia where you get the forest meeting the ocean.”
The rumpus room on the lower level has underfloor heating.
The property is not far from Lorne Pier and the Grand Pacific Hotel.
The kitchen has European appliances and a butler’s pantry.
Floor-to-ceiling windows capturing ocean views are the hero of open-plan living area and the main bedroom, which has ensuite with an ocean-facing bathtub and an adjoining sitting room.
“It is just about embracing that amazing aspect and feeling like you are in the tree canopy at the same time,” he said.

Lorne’ current house price record of $7.25m has stood for six years, when a luxurious compound at 1 Roadknight Rd sold just before the Covid pandemic hit.
Another 5500sq m compound in Big Hill sold for $8.25m in December 2022.
