A beachfront home in Mermaid Beach’s ‘Millionaires’ Row’ claims the top sale of 2025 on the Gold Coast, fetching $27.5m — just shy of the all-time record of $28m.

The property at 127 Hedges Ave last changed hands in 2021 for more than $15m, reflecting an uplift of about $13m in just four years.

While selling agent Amir Mian of Amir Prestige declined to comment on the buyer, it is understood a local family splashed the staggering amount.

“A standard-sized block on Hedges Ave will have 10 metres of beachfront,” Mr Mian said. “This is 15m, which gives you an incredible sense of space and the wider width of the beach, as well as close proximity to the amenities of Broadbeach.”

In second place is a showstopper of a property at 14-16 Riverbend Ave in Carrara, on the Gold Coast, which sold to a mystery buyer for $26m.

Leading real estate agent Michael Kollosche handled the mega sale, which set a new suburb record for Carrara and comes with a lengthy list of ultra-luxe features including a swim up bar, rooftop terrace, tennis court and an interior design rivalling a five-star resort.

The sale of 14-16 Riverbend Ave, Carrara, marked the biggest riverfront sale of the year on the Gold Coast.

The third biggest residential transaction of the year on the Gold Coast was the sale of 7-9 McMillan Court for $22m.

Former Gold Coast Suns boss Tony Cochrane and wife Thea, who are global sports and entertainment producers, had been trying to offload the property since November 2023.

The Cochranes bought the 1,411sq m Southport block in 2007 before engaging architect Bayden Goddard to meticulously plan and design one of the city’s first Hamptons-style homes.

The mansion on 632 sqm fetched $19 million, just 72 hours after hitting the market in October amid a “mind-boggling” volume of enquiries.

Amir Prestige agents Amir Mian and Carlie Mills said they were inundated by local and interstate buyers vying for the keys to the Bayden Goddard designed property.

Property industry heavyweight Shane Smollen is rumoured to be the buyer.

Rounding out the top five is a Hollywood Hills-style mega mansion on a prized Main River triple block in Southern Cross Dr, Surfers Paradise, which sold under the hammer for $18.5m on Valentine’s Day.

Thirteen mostly local bidders registered for the trophy home following a high-profile sales campaign by Kollosche principal, Michael Kollosche, and agent, Jamie Harrison.

The Bayden Goddard-designed estate on a 2,221 sqm parcel was built seven years ago, with the owner undertaking a schedule of upgrades before taking it to market.

Herron Todd White director Jerusha King said the Gold Coast’s prestige property market had continued to demonstrate “impressive resilience” and appeal throughout 2025.

“Despite a more measured pace of sales compared to the boom years of 2021 and 2022, the upper end of the market remains active, underpinned by sustained demand, restricted stock levels and enduring confidence in the city’s long-term prospects,” Ms King said.

“Prestige houses and apartments continue to attract strong buyer interest, particularly those offering exceptional design, quality and proximity to lifestyle amenities. Beachfront and waterfront homes remain the pinnacle of demand, achieving premium prices in tightly held enclaves such as Mermaid Beach, Main Beach, Broadbeach Waters and Sovereign Island.”

Ms King said the Gold Coast remained a magnet for interstate movers, particularly from New South Wales and Victoria, drawn by its lifestyle, climate and relative affordability compared with major capital cities.

“This ongoing internal migration continues to underpin demand across the prestige property market,” she said.

“The shift toward hybrid and flexible work arrangements has allowed professionals and business owners to base themselves in lifestyle destinations without sacrificing career opportunities or connectivity.”
