96 Rio Vista Blvd, Broadbeach Waters is going to auction.
A Gold Coast family has created their dream waterfront sanctuary at Broadbeach Waters, featuring a heated pool, city skyline views and luxury finishes throughout the custom-built residence.
Vendor Veronica Jones bought the block in 2021 and began the design and build process with Anstey Homes in 2022.

The house has a commanding street presence.
“We spent some time searching for the right custom builder – a team capable of creating a home that wasn’t ‘one size fits all’, but truly custom,” Ms Jones said.
“Anstey Homes were the only team who could translate every detail of our vision into a timeless, architecturally crafted home with a level of quality that stands far apart from volume builds.”
The family wanted to create a luxury coastal-inspired home that balanced beauty, practicality and longevity.
“A central focus was achieving a timeless design – clean architectural lines, elegant proportions and a sense of sophistication that wouldn’t date with trends,” she said.

Looking towards the house from the waterfront.
The house is on the waterfront.
“With that foundation in place, we worked closely with Anstey Homes to ensure both the lower and upper levels were designed to capture the sparkling, east-facing waterfront outlook – views that stretch across the water and rise to meet the glittering Broadbeach and Surfers Paradise skyline.
“We wanted the views to be part of everyday living: morning coffee as the water lights up, and evenings softened by the glow of the city with wine in hand.”

One of the bedrooms.
The end result is a two-storey showstopper home complete with five bedrooms, four bathrooms, multiple indoor and outdoor entertaining zones, a media room and pool.
“It’s exceptional for entertaining,” she said. “Both the upper and lower outdoor areas are generously sized and fully undercover – a rarity in Broadbeach Waters – creating a seamless all-weather flow for family gatherings between indoors and out.
The dining and kitchen.
The open-plan kitchen, dining and living spaces connect to the alfresco barbecue area and poolside terrace overlooking 18m of water frontage.
“The kitchen and living areas form the heart of the home, and the additional spaces – the media room and the upstairs living zone with its skyline views – give everyone their own place to relax,” she said.
“Guests are consistently captivated by the full waterfront outlook, the sweeping skyline views and the colour-changing pool lights that transform the outdoor spaces into an ambient, resort-style setting from day to night.”
The house has a modern coastal design.
Ms Jones said it was hard to pinpoint just one favourite feature.
“We love the fully heated pool with colour changing lights, which lets us swim well beyond the summer months,” she said.
“Floating in the pool with the east-facing waterfront sparkling and city lights twinkling in the background is quite magical.”
The design also had a heavy focus on functionality with ensuites to all bedrooms, an integrated laundry chute, and a Hollywood-style master dressing room.
Other standouts include automated blinds, smart lighting, a grand foyer, butler’s pantry, soaring ceilings, a solid timber staircase.
The second level balcony.
While bittersweet to sell, the family said they would leave with fond memories.
“We’ll always cherish the lifestyle this home has given us – afternoons in the heated pool, movie nights in the media room, and hosting friends around the entertainers’ kitchen with its wine fridge and effortless indoor-outdoor flow,” she said.
Anstey Homes designer and builder Phil Anstey described the home as the ultimate in coastal living with a major focus on attention to detail.
Jay Helprin of Ray White Malan + Co is taking the property to auction on Sunday, February 1
