Liking this grand Adelaide home with a distinctive castle-like tower is not enough to get curious househunters a look inside – its price tag means only serious buyers get that luxury.
The St Georges property at 15 Wootoona Tce has hit the market with a $9.5m to $10m price tag.
It is only the second time in 65 years the 1919-built residence on a 3659sqm block has been listed for sale, with its current vendors owning it for the past 26 years.
Selling agent Brett Pilgrim, of Pilgrim RE, said it was unusual to put such a big asking price on a home but the owners wanted to be honest with prospective buyers about their expectations.
“Putting a price on at this value is scary because there are only certain people with that sort of money,” he said.

The St Georges property at 15 Wootoona Tce is impressive from every angle.
It has been extended and modernised since the vendors purchased it 26 years ago.
There are five bedrooms and three bathrooms throughout the home.
It spans two storeys and sits on a 3659sqm block.
The vendors have listed the home to downsize.
“The owners are pretty serious about getting only the serious buyers through – they want to be black and white about what they’re expecting.”
Mr Pilgrim said an interstate buyer, who had been looking for an Adelaide property for some time, recently told him they hated when a price guide wasn’t included on listings.
While there were limited prospective buyers looking for property at such a high price level, Mr Pilgrim said they were out there.
Just last month his team sold a property at Springfield for $9.34m.
“I think it’s worth putting the price on it,” he said.
Affectionately known as Castlemaine, the residence was designed by Williams & Good and built for The South Australian Register editor Sir William Sowden.
It stands as one of the state’s grandest examples of the Arts and Crafts movement.
It’s original character has been maintained throughout the home, which has a distinctive crenellated tower, but an expansion and renovation has modernised it.
Five bedrooms and three bathrooms are spread across two levels, while a spacious garage offers plenty of space for three cars.
The property also has a solar-heated pool with a pavilion, a tennis court and extensive gardens with roses and productive fruit and citrus orchards.

The home was built in 1919.
This is only the second time in the past 65 years it’s been offered for sale.

“It’s got one of the best pool areas I’ve seen in Adelaide,” he said.

“There aren’t many properties in St Georges that offer those views.
“There are just so many spots you could go and just sit too, it’s remarkable.”
Mr Pilgrim said while the owners loved the home, they were selling because it was too large for just two people.
“For them it’s been the perfect family home but the kids have moved out,” he said.
“It’s a big home for two people.”
If the home sells for its price guide, it will be one of the highest recorded in SA.
The state’s highest-residential property transaction was that of the North Adelaide home at 70 Pennington Tce, which Land Services SA data shows stamp duty was paid on a $13.5m transfer.
