Dozens of Victorians are celebrating after scoring the ultimate gift this festive season, a new home to call their own.

Data from realestate.com.au shows 12 listings across the state sold on Christmas Day, while an additional 24 properties changed hands on Boxing Day.

Several homes also transacted on Christmas Eve, just before Santa Claus was due to start delivering presents across Australia that evening.

From December 24 to December 26, the sales varied from a $220,000 vacant block near Ballarat to a historic East Melbourne house which fetched about $7m.

Ballarat Real Estate’s Lachlan Sylvia oversaw the $220k transaction for a 557sq m land parcel at 10 Madelia Court, Mt Pleasant.

Known as Ballarat’s oldest residential suburb, Mt Pleasant is a three-minute drive to the popular Sovereign Hill tourist attraction.

Mr Sylvia said a buyer made an unconditional offer for the Madelia Court block a few days before Christmas Day and the sale became official on December 25.

The vacant block is close to Ballarat’s CBD, Sovereign Hill and schools.


He believes the new owners are planning to build a home on the site which had been popular with purchasers due to its size and proximity to Ballarat’s CBD.

The block attracted between 15 to 20 inquiries while it was on the market, after previously failing to sell when listed with a different agency.

Mr Sylvia said another three to four of his listings had been placed under contract during the Christmas break.

“There’s been a lot going on, we’ve also had a lot of people reaching out to us looking at selling as we move into the new year as well,” he said.

“So I think there’s a bit of a lot more positivity around the market at the moment.”

The house features ornate ceilings, decorative fretwork and pressed metal panels.


On December 24, a three-bedroom house at 101 Wellington Pde South, East Melbourne, changed hands after being listed with a $7m price tag.

Abercrombys’ Michael King, who had the listing alongside colleague Jock Langley, declined to comment on the sold figure.

But industry sources indicated the Federation-era residence, transformed into a modern residence by architects Multiplicity, fetched a sum similar to its asking price.

Named Redcourt, the home in the Jolimont Square complex is one of two remaining residences from when the square was converted to a residential precinct in the 1800s.

Prior to Jolimont Square’s conversion, it was originally the private enclosure of Victoria’s first Governor, Charles La Trobe, before the site was acquired by the Adult Deaf Society of Victoria in 1924.

The East Melbourne listing also included adjacent vacant land on separate title with plans for a new residence designed by Wolveridge Architects.


The organisation sold Jolimont Square in 2004 after a planning permit was approved for the property to be converted into apartments and houses.

Mr King said a downsizing family – a couple and their daughter – bought Redcourt after falling in love with the location and 527sq m home’s scale.

“It was very quick, they saw it within a week and bought,” Mr King said.

He said the abode’s owners were a bit shocked it had sold so quickly but that in general, the lead-up to Christmas tended to bring people’s decision making processes forward.

Records show the circa-$7m sale was East Melbourne’s priciest house of 2025, ahead of a four-bedroom house at 121-123 Powlett St which fetched $6.1m in June.

The garden is planted with pencil pines, palm trees and box hedges.


A five-bedroom house at 2 Streeton Lane, Doncaster East, fetched $2.068m on December 24, within two days of the buyer inspecting.

The French Provincial-inspired residence features imported French crystal chandeliers. a 3.6m-long kitchen island bench and Dandenong Ranges views.

Jellis Craig Doncaster partner Nicole Qiu said the buyer first inspected by herself and then again a day later, accompanied by a friend.

“She made an offer on the spot, she really liked it,” Ms Qiu said.

The home’s elevated position, its proximity to open spaces and the friendly local community won over the buyer, who had been looking for a family home in the area for some months.

The home has four bedrooms and two bathrooms.


A Mornington Peninsula house with impressive environmental credentials also sold on Christmas Eve, for $2m.

The four-bedroom pad at 30 Park Rd, Mt Martha, boasts 20 solar panels, a 10kWh battery system (a solar battery that stores about 10 kilowatt-hours of electricity), heat-pump hot water system and an electric vehicle charger.

But Danckert Real Estate director Sam Danckert said it was the abode’s spectacular coastal and Melbourne CBD views which won over the buyers.

And the vendors were thrilled the home sold just before Christmas.

“I am sure the owners would have had a few champagnes,” Mr Danckert said.

He said Melbourne’s “average” spring weather had led to the local market picking up now it was much hotter, with Monday hitting 34.5 degrees Celsius according to the Bureau of Meteorology.

Real Estate Institute of Victoria chief executive Toby Balazs said Victoria’s traditionally busy Victorian selling season had extended well into 2025’s final month.

“So seeing some sales come right the way up to and on Christmas Day is not totally surprising, given the amount of activity that occurred in December this year,” Mr Balazs said.
