Exclusive beachfront home set to challenge Port Elliot’s price record

A luxury home with private access to one of South Australia’s most popular surf beaches could challenge the local price record if it sells later this month.

The absolute beachfront residence at 2 Knights Beach Walk in Port Elliot has hit the market with a $3.7m price guide.

Selling agent Beth Stratfold, of Harris Real Estate, refused to be drawn on whether the final selling price could achieve a new benchmark for the much-loved coastal town but confirmed she was fielding “a lot of inquiries’’ from Adelaide buyers “with global connections’’.

As one of just three homes to share exclusive, direct access to picturesque Knights Beach, a popular surf spot near Horseshoe Bay, the four-bedroom residence could nudge the current $4m price record, achieved by the sale of a three-bedroom home at nearby 39 Barbara St in 2022.

“Most of the inquiry is coming from the Adelaide market – but it’s the Adelaide market with global connections, who are home (from overseas) for the summer, they’re back seeing family for Christmas and the New Year and they’re spending time with family and friends at Port Elliot and they want their own property there as well,’’ Ms Stratfold said.

She said the property’s “highly coveted’’ location was a significant drawcard, with the sandy coastline virtually at the home’s doorstep.

“The particularly special thing about this property is (the access and views of) Knights Beach – you can walk into the living room and you can just see the sand right in front of you,’’ she said.

“You’ve got the sand and the rocks and there’s all the drama (of the surf break) – it’s like you’re looking at a playground of surfers right in front of you.

“It’s a beautiful property and it’s so rare – I don’t know of anyone on that stretch (of beachfront) who will sell anytime soon because they all want to hold (their houses) for decades and leave them for the next generation.’’

The home has four bedrooms and two bathrooms.


It’s set to challenge the town’s $4m residential price record.

Adding to the magic were views of dolphins and seals on nearby rocks and, in winter, migrating whales, Ms Stratfold said.

She said the home itself was immaculate, offering lower-level sleeping quarters, including a beachfront master bedroom with private balcony access, and an upper-level living space with a striking new kitchen.

There was also a solar heated pool and a water feature, an outdoor shower and a secluded courtyard.

Ms Stratfold described Port Elliot as Fleurieu Peninsula’s “jewel in the crown’’, with iconic beaches, fabulous restaurants and eateries, and boutique shopping.

She said properties in the area were tightly held, while PropTrack data showed the median price for houses in Port Elliot had increased by 23 per cent in the past year to $996,250.
