New land estates are creating more opportunities for buyers to build close to the beach, without giving up amenity, transport links or long‑term liveability. 

From the city’s fast‑growing northern suburbs to emerging hotspots, Perth’s beachside developments reflect the state’s relaxed lifestyle, strong connection to nature and love of outdoor living. 

Here are some of Perth’s coastal locations where buyers can build near the ocean. 

Jindalee, Perth’s north 

Jindalee is emerging as one of Perth’s most distinctive northern beachside suburbs, defined by uninterrupted ocean frontage.

The Jindee estate, developed by Estates Development Company, sits along a kilometre of coastline and has been planned to work with the area’s natural topography.  

Long walking paths, shaded streets and generous public spaces encourage walking and coastal living. 

Lot sizes range from compact 165sqm sites through to larger 2000sqm blocks, appealing to a wide mix of buyers. The suburb is also well serviced, with nearby train access, freeway connections, schools and major supermarkets all within easy reach. 

Burns Beach, Perth’s north 

Burns Beach has long been one of Perth’s most desirable coastal suburbs, combining direct beach access with established schools, cafés and transport links.

Wolfdene’s Yanchep Junction is one example of the area’s next phase of growth, spanning 39 hectares within the suburb. The new estate is located about 4km from Yanchep Lagoon, a popular and protected swimming beach. 

It’s also within walking distance of Yanchep train station and close to the future Yanchep city centre, planned to deliver expanded health, education, retail and hospitality services. 

Cottesloe, Perth’s western suburbs
