The developer of a record-breaking luxury project is parting ways with the building’s last home: offering one more chance for a homeowner to snag a unit worth more than $9 million.
The first floor residence of ‘Sorano House’ in Kangaroo Point is owned by Trezetto Developments managing director Sam Sgroi, who held onto it after the building’s other six homes sold out.
Each home in the building at 1/12 Hamilton St takes up an entire floor of the complex: all offering four bedrooms and four bathrooms within 350 sqm of space.
‘Residence One’ of Sorano House in Kangaroo Point up for sale: the last available home in a development where every unit takes up an entire floor.
The units within the development sold out in late 2024 after construction had commenced, each having sold for $8.3m or above.
Its penthouse residence, coming in at 683 sqm, sold for $14m – a $45,000 per square metre rate, which broke records for the area at the time.
Now, ‘Residence One’ is up for sale, offering a waterfront view of the Brisbane River just above ground level.
The first-floor unit was owned by its developer, who recently decided to sell to help fund their next project.
Each unit within the building has sold for $8.3 million or more, with the penthouse breaking records at the time for its $14m sale price.
The unit is nearly identical to each of the other homes beneath the penthouse, offering potential buyers an entire floor of first-class features.
One unique feature of ‘Residence One’ is greater access to the home’s exterior greenery, which extends up from the ground floor to border the unit’s balconies.
Herringbone timber flooring is used throughout the interiors, with Eveneer Prefinished timber cabinetry and desert Desert Silver marble benchtops across the kitchen. The master bedroom includes two private dressing rooms, along with a large ensuite with freestanding bath, double vanity and walk-in shower.
Greenery from the building’s facade extends up to the first floor, offering the residents slightly more privacy than some of the more elevated units.
Several luxury amenities are shared between the small group of premium homeowners.
Sorano House shares several amenities with each of its select few residents, such as a private gym, pool, salt sauna and dining room.
With spiking housing and build prices across the state, offers for this home are now being sought at more than $9m.
Sales are being led by YPM group, with lead agent Sean Ferguson saying his team had seen other projects replicate the full-floor lifestyle across Brisbane’s inner-city.
“Sam was gonna hold onto one,” he said. “[But] building costs have gone up astronomically, as well as housing prices … they want the funds to go to their next project.”
The home is move-in ready, with offers being sought above $9m.
Rocking Horse Constructions collaborated with the development team on the building’s construction, which began before homes were available to purchase.
With construction recently finished, homeowners are expected to move in to their homes next week; with the new owner of ‘Residence One’ able to join them the moment the unit is sold.
