A Brighton back yard tennis court has been served up to the market with a $6.5m-$7m price tag.

The tennis court at 2A Shandford Ave, Brighton, could be yours for a seven-figure sum.


Measuring more than 530sq m, the green playing surface that’s close to the foreshore provides beach access via a rear lane.

If the 2A Shandford Ave address sells at the lower end of its range, that would equate to more than $12,241 for each square metre.

It would also earn its owners more than the winner of the Australian Open, which came with a $4.15m prize this year.

The site has architect-designed plans for a “world-class new home” which the buyer could choose to take on, although they would have to gain planning approval to build it.

The online listing states the block presents “a rare opportunity to create a landmark coastal residence in one of Melbourne’s most prestigious beachfront precincts”.

The tennis court is close to Brighton’s iconic bathing boxes, the Royal Brighton Yacht Club and marina, plus Bay St and Church St’s boutiques and eateries.


In a separate listing with the same agents, a mid-century house neighbouring the tennis court is for sale at $12.8m-$13.8m.

This listing includes the tennis court, indicating that the owner is open to selling the court either with the residence or separately.

Expressions of interest for both properties close at 5pm on June 22.

According to PropTrack, Brighton has a $3,237,500 median house price.

8C Rose St, Sandringham - for herald sun real estate

With two tennis courts, 8C Rose St, Sandringham, is also for sale.


Elsewhere in Bayside, a 1400sq m Sandringham property featuring two tennis courts and a clubhouse is on the market with $1.2m-$1.275m price hopes.

The 8C Rose St address, home to the All Souls Tennis Club, is listed with Hodges’ Stephen Wigley and Cooper Wigley.

In May 2025, a pair of tennis courts in Murray St, Elsternwick, changed hands for $3.6m.

And further away from Melbourne’s CBD, a vacant Mornington clifftop site with a tennis court fetched $6m, in January last year.

The 3576sq m location on Caraar Creek Lane has Port Phillip Bay views.
