1 Denham Place, Toorak, has caught the attention of Australian expat buyers based in the UK, US and Dubai.
An Australian family based in the United Kingdom has splashed almost $5m on a Toorak house before even seeing it in person.
RT Edgar’s Jeremy Fox said he had noticed a recent increase in the number of Aussie expatriates working in the UK, US and other countries looking to buy and settle in Melbourne.
The agency director attributed this to families wanting their children to be educated in Australia and concern about ongoing global conflicts, such as the war in Ukraine following Russia’s invasion in 2022.

Mr Fox declined to comment on the price the five-bedroom home at 8 Warra St fetched, but industry sources indicated it changed hounds for a figure in the vicinity of $4.8m.
He said the buyers, a family who have been based in the UK for about two decades, snapped up the two-storey abode featuring a pool back in March, with the property due to settle soon.
“He (the father) saw it online, made all the inquiries from overseas and made offers online, and we negotiated an agreement,” Mr Fox said.
“He flew out two days later and signed the contract, and saw the house in person for the first time.”

The house features multiple living areas, with high ceilings and decorative cornices.

Mr Fox added that a number of overseas-based buyers had also inquired about a six-bedroom house at 1 Denham Place, Toorak, including expatriates based in the US, UK and Dubai.
Australian expatriate buyers are not subject to the federal government’s ban on international buyers as despite having left the country and moved abroad, they are still Australian citizens.
The residence, on the market with an $18.5m-$20.35m range, features a home cinema, temperature-controlled wine cellar with a tasting room, billiards lounge, gym and a garage for five to six cars.
Reception rooms and a study lead to the open-plan living and dining areas, where the marble-fitted kitchen is equipped with an island bench and butler’s pantry.

He noted that residence would be great for families as it was close to Lauriston Girls’ School and Scotch College, with the current owners planning to downsize.
