Barwon Heads riverfront home sells for $5.5m in whirlwind deal

A family holidaying on the Bellarine Peninsula has snapped up a Barwon Heads property with absolute river frontage, all while enjoying their traditionally summer on the coast.

The buyers, who own a property in Ocean Grove, were quick to jump on the residence at 49 Flinders Parade when they realised it was on the market, securing the riverside beach position in a $5.5m deal.

The property is two doors from a consolidated property where owners plans to add a third storey to a huge mansion was rejected by Geelong’s council.

The sale puts the 639sq m property within the 10 most-expensive sales ever in Barwon Heads and is the latest in a string of sales over $4.5m in the past six weeks.

The Flinders Parade property was initially listed in spring with a $5.8m to $6.3m guide.

Bellarine Property Barwon Heads agent Levi Turner said the buyers were looking to upgrade their coastal location.

“They like being in that river area and were just looking to upgrade the property they had,” Mr Turner said.

“They were down at their holiday house and saw that we were selling that one at Flinders Parade, so they rang me up on December 30, I showed them through on New Year’s Eve, and they bought it New Year’s Day.

“It’s just timing – you never know when buyers are going to pop up and thing we’re going to upgrade our house.”

Mr Turner said people already owning property in the area were often on the lookout when waterfront positions became available.

The Flinders Parade address is actually accessed via Talbot St.


Records show the property last sold in 1986, but was extended around 2008.

“This is the history of the river properties in Barwon Heads. Traditionally it gets sold to people that already have a property around here, because they’re the ones that actually see the value in paying for it,” Mr Turner said.

“And a lot of the time people are upgrading, whether it’s from a couple of streets back or whatever.”

This riverfront property is one of five homes in Flinders Parade with direct access to the sandy beach along the Barwon River’s bank.

The property has 16m of river frontage and views extending across the water to the Barwon Heads Bridge, Bluff and Ocean Grove.

The property overlooks the sandy shores of the Barwon River.


Its back gate provides immediate access to the beach and Ozone Jetty, with shops, restaurants and parks also within walking distance.

The boathouse-style character home has an adaptable floorplan with accommodation for up to five bedrooms across two levels.

“Though it’s got a Flinders Parade address, you actually access it on Talbot St. It’s almost not really Flinders Parade as it’s on the river there,” Mr Turner said.

“That’s the third property that we’ve sold for above $4.5m in the last six weeks. So that part of the market there is actually buyers around – the trickiest part is actually between $2m and $3m.”

A century-old bungalow Ingleside, which overlooks the town’s exclusive golf links from behind 13th Beach, was snapped up in December, before a nearby secluded architect-designed coastal sanctuary with uninterrupted north-facing views stretching to the horizon also found a buyer after a long campaign.
