An award-winning Newtown development continues to stack up, with downsizers paying a premium to break into the Frank St strip.

Ballarat buyers are the latest to secure a foothold in the coveted neighbourhood after purchasing a four-bedroom residence for $1.82m.

McGrath, Geelong agent David Cortous said they beat another local party to 12 Frank St, Newtown, wrapping up the sale in just a few weeks.

Records show the luxury, two-storey home added $70,000 in value since last changing hands in late 2021, when the market was near its peak.

Mr Cortous said it was testament to the quality of the Frank St Newtown project, which won a Master Builders Award for transforming the former Stinton family home and Claremont Nursery into six individual, architect-designed houses.

“They are a good product and they are a stand-alone product – I don’t think there’s really much like it in Geelong on the market,” he said.

“They are individual homes on smaller blocks catering to that downsizer that doesn’t want to go into something small but doesn’t want the maintenance.

There’s two separate living areas on the entry level.


The kitchen has Essa stone benchtops and a walk-in pantry.


“The people are from Ballarat – they sold on Lake Wendouree – and are moving to Geelong.”
