The five-bedroom beach house at 47 Lialeeta Rd, Fairhaven, has sold for $3.05m.
A three-year-old Josh Crosbie designed beach house has become the most expensive house to sell in the past year in a popular Great Ocean Road hot spot.
The five-bedroom architect-designed residence at 47 Lialeeta Rd, Fairhaven, sold for $3.05m to buyers seeking a coastal home close to the beach.
Great Ocean Road Properties Aireys Inlet agent Marty Maher said the purchasers acted quickly after inspecting the property just once.

The first-floor living zone steps out to a balcony offering panoramic ocean views.
“It’s a stunning home and the people who bought it just really appreciate the quality,” Mr Maher said.
“The home is only three years old and you couldn’t build it with the building costs going up.
“It just makes sense to buy something that’s as-new. These people only had one visit and just loved and bought it.
The 1184sq m property had been initially listed with $3.25m guide last year.
The then-vacant property last sold in 2017 for $850,000.
The property is close to Fairhaven beach.
The kitchen, which is finished with stone benches and splashbacks, is designed for entertaining.
Mr Maher said he believes it’s being bought as a beach house, but more people landing at Fairhaven and Aireys Inlet were permanent residents.
“We have a lot of baby boomers that are downsizing. But they’re not borrowing, they’re asset swapping and they’re looking or quality homes.”
The residence capitalises on its elevated position with sweeping ocean and surf views from its upper level.
The five-bedroom home features a design by Josh Crosbie that maximises natural light throughout the living spaces.
A wood heater is integral to a lounge area on the upper level.
A deep tub features in the main bathroom on the lower floor.
The upper level accommodates two main bedrooms alongside an open-plan living area and sundeck that frame coastal vistas.
The lower level houses three more bedrooms and a second living space, providing separation for families or guests seeking their own areas.
The location forms a key element of the property’s appeal, with two direct access points to Fairhaven beach and the lifesaving club.
The outdoor entertaining deck and rear landscaped zone provide multiple spaces for daily living and hosting.
