A Thornbury homeowner’s green thumbs have turned their unrenovated two-bedroom house into an “unbelievable” success at auction.
The 105 Harold St home had five bidders competing for it as it went under the hammer on the biggest auction day of the year so far.
And while it was called on the market at $1.3m, the offers kept rising until it reached $1.495m — almost $200,000 above expectations.

Nelson Alexander’s Paul Rodighiero said the garden had been what turned it from a house into a home and the vendors’ “amazing job” on it had made it a key sales feature.
“The house was OK, but it’s a two-bedroom house and it hadn’t been renovated,” Mr Rodighiero said.
“But the garden has clearly made the difference to people.
“It was unbelievable, to be honest.”
The rear of the home is impressively green.
And so is the outlook, right down to the colour of the door on the garden shed.
The residence’s front, rear and side gardens had all been turned into verdant havens, and maintained in a manicured state throughout the sale.
The $1.495m result had even “smashed” that of a near neighbour at No. 58 Harold St sold before Christmas, despite that house being “a bit better, and a bit closer to High St”.
While the garden’s impact on the sale took him by surprise, Mr Rodighiero said it was something he believed would benefit other sellers.
Inside, the home was liveable — but is likely to get a renovation.
75 Roberts St, Northcote, also surged six figures past expectations.
Meanwhile, in neighbouring Northcote, a home at 75 Roberts St proved location is now trumping the quality of the home.
Woodards’ Mario Lionetti handled the listing, which attracted 67 inspections during the campaign, four bidders at the auction and a $1,855,500 sale price that topped expectations by six figures.
It even had one party, a builder, bidding after they drove past and saw it the day before.
Mr Lionetti said the home was a five out of five for location and orientation, and was already in very liveable condition.
The home’s interiors are liveable, but dated by modern tastes.
The home came with its own sizeable, and well-kept back garden.
While a family claimed the title, other bidders had included developers who would have likely added a new residence to the site — potentially making it worth more than $4m.
“It’s the perfect location, in the Westgarth precinct of Northcote, and it’s only had two owners in the property,” Mr Lionetti said.
