The report’s data was compiled by combining current suburb house and unit prices with Census counts of mortgage-free homes owned by residents aged over 80.

FoundIt head of research, Kent Lardner, explained that the figures conservatively assume 5 per cent of the over-80 population will pass on property assets this year, with the inherited property split evenly between two adult children.

“Crucially, we assume the inherited property is split evenly between two adult children,” Mr Lardner noted.

“In Sydney’s eastern suburbs, lower north shore and northern beaches, the numbers quickly become extraordinary.”

New South Wales: Sydney’s staggering seven-figure windfalls

Sydney’s Eastern Suburbs predictably dominate the inheritance landscape, with children in the prestigious suburb of Vaucluse set to inherit an average of $3.76 million each over the next year. Bellevue Hill, Bronte, and the Lower North Shore’s Northbridge also feature prominently, with beneficiaries in these areas expected to receive over $2 million in property wealth alone.

However, the report also highlights the emergence of suburbs like Haberfield, Artarmon, and Fairlight among Sydney’s top inheritance hotspots.

Their inclusion demonstrates how successive property booms have created significant wealth, with median property prices in these areas rising by 7.6 per cent, 9.7 per cent, and 11.3 per cent respectively in the last 12 months.

The largest intergenerational wealth transfer in Australian history is unfolding – and nowhere is it more concentrated than in Sydney.


Across Greater Sydney, Mr Lardner stated that high property values and substantial mortgage-free ownership among older residents mean inheritances per adult child “frequently exceed” $1.5 million in the city’s prestige corridors, and in some cases, well above $2 million.
