‘Pause coming to end’: Sydney prestige property bounces back

One of Sydney’s leading valuers says the city’s prestige property market is bouncing back. Simon Feilich, author of the Dyson Austen Top 10 Prestige Residential Survey for the third quarter, says half of the 10 biggest sales, including the highest of the year at $75m, were last month. “It looks like the pause is coming to an end as vendors adjust their pricing and buyers see opportunity,” Feilich said. “There were just two sales in July, in August you start to see some bubbling with three sales, and then there was a lot of activity with five sales in September.” However, there’s no denying there’s been a decline since the same time last year, with the cumulative value of the top 10 sales falling 16 per cent compared with the third quarter last year — $400m down to $341.8m this year. The entry point to the Top 10 also softened, falling from $29.9m in Q3 2025 to $23.5m in Q3 2026, representing a 22 per cent decline.
