A family home in Mosman has notched up the highest sale on the lower north shore this year so far – selling for more than $22m.

The six-bedroom, five-bathroom Balmoral home at 20 The Grove sold immediately after its March auction with three buyers chasing the four-level home.

It had a guide of $22m-$24m and a sale was negotiated a couple of days after the auction.

Adrian Bridges and Luke Arnold of Raine & Horne in conjunction with Michael Coombs of Atlas marketed the property and negotiated the sale.

“The sale sets a new benchmark for 2026,” said Adrian.

The designer home came to market last year with $25m-$27.5m expectations.

More recently the home was relaunched with a March auction date and a revised guide.

According to property records the architect-designed home with harbour views, interiors full of northern light and a striking pool sold for between $22m and $23m.

The buyers interested were all Sydney-based families who loved the views, the eight-person commercial-grade lift, fitness studio and sophisticated wine cellar.

The vendors were Matt and Ellen Kennedy, who bought a Californian bungalow on the 720sqm site in 2006 for $4.5m and commissioned Corben Architects to create a sophisticated home.

The house has views to The Heads, a home office, a kitchen with both a cool room and a butler’s pantry and the latest home automation that can control lights, temperature and blinds and even the wet-edge pool.

The record for Mosman is still around $50m for 3 Kirkoswald Ave, sold by the Balnaves family in October last year.
