Morans snap up neighbour to create Whale Beach compound

The Whale Beach Rd, Whale Beach, property has sold for more than $10m to the Morans, who already own the two neighbouring properties.


The wealthy Moran family are the latest to create a compound property in Whale Beach buying their neighbour’s property for more than $10m with private access to the beach.

They join the likes of Jennifer Hawkins and her builder husband Jake Wall whose vast compound property in Whale Beach is nearing completion and sold off-market and the Penns of Lowes clothing fame who are selling their compound clifftop property for around $30m.

Greta Moran and her son Peter bought Mid Beach Cottage on Whale Beach Rd for $10.25m in December last year next to their beachfront double block they purchased in 2017 for $8.1m.

The beachfront cottage was purchased through B.J. Edwards, of L.J. Hooker Palm Beach and has just settled.

B.J. Edwards couldn’t comment on the sale but he said Whale Beach was becoming sought-after for long-held generational homes and wealthy families looking for privacy and quiet rather than the more well-known Palm Beach.

“Whale Beach is more tightly held than neighbouring Palm Beach,” he said.

“And its median house price is higher than Palm Beach.”

Both suburbs have median house prices in the mid $4ms but Palm Beach has more outlier prestige sales and has 1000 homes compared to Whale Beach’s 200.

And it’s right on the beach.


The Whale Beach Rd five-bedroom cottage was itself held for almost a century before selling to the Morans.

Greta Moran is the widow of Doug Moran, who died in 2011.

The couple established Moran Health Care which became the nation’s largest private health operator, owning and running hospitals, nursing homes and retirement homes.

They also sponsored arts programmes and in 2020 Greta was awarded an Order of Australia for her service to visual arts and philanthropic initiatives.
