As multigenerational living became more common across the U.S. in recent years, builders throughout the country rolled out floor plans designed to capture this demand. Lennar, ranked second in HousingWire’s Homebuilder Rankings, is among them. The Florida-based builder launched its Next Gen home model more than a decade ago, featuring a private suite with its own entrance, bathroom, kitchenette, bedroom and living area. While the model isn’t available in every state it operates in, Lennar builds a significant number of Next Gen homes in high-growth markets such as Arizona and Florida. According to the Pew Research Center, 22% of the U.S. population lived in multigenerational households in 2024, up from 19% in 2010 and 16% in 2020. Sotheby’s International Realty also estimates that U.S. buyers pay a 22% premium for homes marketed as multigenerational, pointing to an emerging opportunity for homebuilders that can best serve this expanding buyer segment.
