The last home in one of Brisbane’s priciest luxury developments has sold for a jaw-dropping $8.7 million, only one month after the record-breaking project was completed.
‘Residence One’ at 1/12 Hamilton St, Kangaroo Point, is one of just six homes built for the ‘Sorano House’ building by Trezetto Developers.
The final home in the record-breaking ‘Sorano House’ in Kangaroo Point has sold for $8.7 million, just after the building had completed construction.
Each unit represents an entire floor of the property: containing four bedrooms and four bathrooms each, across 350 sqm of space.
Managing director Sam Sgroi had originally planned on holding the last unit as an owner-occupier, before deciding to sell to help fund a future project.
The sale went unconditional on Wednesday morning. The home went to a retired couple, seeking a downsize on the Kangaroo Point peninsula without sacrificing luxury.
‘Residence One’ was owned by the developer Trezetto Developer’s managing director, Sam Sgroi, until he decided to sell to fund a new project.
Only six homes were built for the massive luxury property, each taking up a full floor of the building.
The building is now completely sold out to all owner-occupiers, with some clients still moving into the building over the next few weeks and months.
Sold by YPM group, lead agents Sean Ferguson and Jonathan Ford said the team was eager to see what project the development team would be tackling next.
“We are both very excited for both the developer and buyers of Sorano House,” Mr Ferguson said. “Working with Trezetto Developments has been an incredible experience.”
Each home in Sorano House has sold for at least $8.3m since 2024.
The penthouse’s $14m sale broke records in the suburb for its $45,000 per square metre rate.
Every home in Sorano House has sold in late 2024 after building began, at a minimum sale price of $8.3m.
The most expensive purchase was the 683 sqm penthouse, which sold for $14m. This amounted to a record for the area at a rate of $45,000 per square metre.
Unlike other homes on the property, Residence One’s low elevation gives it greater access to the greenery moving up the building’s facade, which borders the windows to help with privacy.
Residence One is the closest home to the ground floor, allowing larger access to the surrounding greenery.
The sale went unconditional on Wednesday morning, with YPM Group handling the transaction.
Interior features include deluxe timber flooring and cabinetry, boutique marble benchtops in the kitchen and two private dressing rooms in the master bedroom, along with an expansive ensuite area.
Offers for the home were originally being sought for more than $9m, with sales handled by YPM Group.
