Darwin has now become Australia’s fastest-growing capital city for housing, as new data reveals a massive sales turnaround for the Northern Territory. Research led by Ray White has found Darwin’s median house price rose by 16 per cent over the past year, now sitting at $768,000. The result beats Perth’s annual rise of 13.9 per cent and smashes past capital cities such as Sydney and Melbourne, which have seen their house prices fall over the past 12 months by 0.5 and 1.2 per cent. Darwin has been named the fastest-growing capital city for housing across Australia; beating out Perth’s median house price rise and dominating capitals such as Sydney and Melbourne. Ray White Chief Economist Nerida Conisbee said the results marked a big change for Darwin, after home prices only recently passed levels they had held back in 2016. “It marks a decisive turnaround for a market that spent much of the past decade going sideways,” she said. “The key question for Darwin is no longer whether it can grow, but whether supply can keep pace.” In the year to June 2025, Darwin’s median house price rose by 11 per cent, having accelerated by around 5 per cent over the past 12 months alone.
