Darwin is the only Aussie capital to see its home prices grow for the second month in a row, as the rest of the nation’s housing market falters due to cost of living fears. PropTrack’s July 2026 Home Price Index tracked a 0.1 per cent lift for the city’s median dwelling price, remaining at a peak of $636,000. Home values are now 14.9 per cent higher than they were a year ago, while the national median sank 0.3 per cent to $894,000. Darwin was the only capital city in Australia to raise its home price in July, going up 0.1 per cent while the rest of the country sank 0.3 per cent. PropTrack senior economist Anne Flaherty said while Darwin’s price growth could falter in future months, home values had weathered a difficult market thanks to a range of affordable options. “The median home price in Darwin is infinitely below the price in other capital cities,” Ms Flaherty said. “There’s more capacity for buyers to absorb higher prices.” PropTrack senior economist Anne Flaherty said Darwin buyers were able to handle rising prices thanks to it still being a very affordable pocket of the country.
