Chris Pratt and Katherine Schwarnegger have once again taken their enormous Pacific Palisades mansion off the market — nearly three years after the dwelling was listed for the sky-high price of $46 million ($US32 million).
The Guardians of the Galaxy star Pratt, 46, and his 36-year-old spouse, who share three children, have been locked in a very lengthy battle to find a buyer for their expansive property, which they purchased for $22.5 million ($US15.6 million) back in June 2018, Realtor reports.
Soon after, the couple demolished the home that had once stood on the 0.85-acre plot and replaced it with a luxurious custom megamansion, which spans close to 13,000 square feet, with the listing previously noting that “no expense [was] spared” on the construction of the lavish abode.
Work on the home took around three years to complete, with the property details noting that it was only completed in 2021.
The resulting abode offers six bedrooms, 7.5 bathrooms, and was described in its most recent listing as a “one-of-a-kind architectural masterpiece.”

“With no expense spared, this property boasts luxury quality construction, with grand scale and volume throughout, flooded with fresh air and brilliant Southern California sunlight,” the description stated.
“Each room, including all six beautiful bedroom suites, exudes immaculate attention to detail, presenting a breathtaking moment of its own with the finest bespoke finishes.
“Nestled in the peaceful embrace of the quiet mountains, but only minutes from the beach and heart of the Palisades, this unrivalled offering exemplifies the epitome of luxury living.”
However, it seems no amount of over-the-top amenities have helped the mansion to find a buyer — nor have the multiple cuts that Pratt and Schwarzenegger made to their asking price, which steadily dropped from a peak of $46 million ($US32 million) down to $28.7 million ($US19.99 million), which it was most recently listed for in August 2025.
Now, nearly seven months later, it has been pulled off the market altogether, marking the fourth time the home has been delisted since June 2023.
A source close to the couple previously told Realtor.com that at least one of those delistings — in October 2024 — came as a result of the duo wanting to focus their energies on the arrival of their third child, son Ford, who was born in November of that same year.
“Katherine is about to have another baby, and they’re going to move once she has the baby,” the source said.
“They’re staging the house now and are going to relist it in January or early February.”

The same insider added that the duo had accepted an offer on the dwelling and gone into escrow, before the deal fell through, prompting their decision to delist the home altogether.
After it was relisted in August, multiple open houses were held to try and showcase the property, however no amount of in-person viewings appear to have moved the needle.
Still, the couple has not allowed the property’s disappointing market performance to prevent them from forging ahead with work on their new custom megamansion in Brentwood, which they broke ground on in 2024, less than a year after purchasing a sizeable property in the area for $18 million ($US12.5 million).
Their latest construction project has already sparked furious controversy, however, after it was revealed that Pratt and Schwarzenegger had demolished a midcentury modern property designed by acclaimed architect Craig Ellwood in order to make way for their new custom dwelling.
Design fans were upset by the couple’s decision to tear down the original structure, known as the Zimmerman House, which dated to the 1950s and was considered a design gem.
“Unbelievable the notoriously onerous City of L.A. doesn’t allow anyone to do anything that makes actual sense – allowed this midcentury modern house to be TORN DOWN,” real estate agent Julie Chang wrote on X at the time.

“At the same time as architectural homes are being marketed as high-end, collectable art, others are being torn down to build new,” midcentury modern architecture expert Adriene Biondo said.
“Perhaps a historic-cultural monument designation could have saved the Zimmerman House, or allowed the necessary time to delay demolition. Tragically, calls for preservation fell on deaf ears.”
While work is carried out to complete their new family abode, Pratt and Schwarzenegger are understood to have been living at a Montecito mansion owned by fellow A-lister Katy Perry, with reports about their new living arrangements emerging in June 2025.
The home in question has been at the centre of a number of controversies — and was the source of a legal battle between Perry, 40, and the home’s former owner, veteran Carl Westcott.
Perry became engaged in a bitter real estate spat with Westcott in 2020, when she struck a deal to buy his Montecito home for $21.6 million ($US15 million) — only for the entrepreneur to back out just days later, claiming he had been under the influence of painkillers when he agreed to the sale.
“The combination of his age, frailty from his back condition and recent surgery, and the opiates he was taking several times a day rendered Mr. Westcott of unsound mind,” Westcott’s lawyers stated in court documents.

However, Perry’s representatives argued that Mr Westcott, a business mogul who founded 1-800-Flowers, had been of sound mind when he agreed to the deal and that he wanted to back out only because he hadn’t been able to find an alternative Montecito property to his liking or budget.
That five-year lawsuit finally came to an end in January, when a judge ruled that Westcott owed Perry $2.5 million ($US1.8 million) in lost rental income.
Pratt and Schwarzenegger were never called to testify in the legal battle, although multiple reports suggested that Westcott’s lawyers had tried to draw them into the furore, and social media images shared by the couple in recent months suggest they are still residing at Perry’s property.
The Montecito mansion is located around 134km from the couple’s new Brentwood dwelling, which they are reported to have chosen because of its proximity to the home of Schwarzenegger’s mother, Maria Shriver, just across the street.
