A hoarder’s home overflowing with an endless heap of household items, including a caravan and two cars, saw the listing agent field up to 100 offers in what became an unexpected buyer frenzy.
The rural Victorian home in the small town of Nandaly was priced at $59,000 but was snapped up for $80,000 – earning it a spot in the top five cheapest home sales across Australia for March.

That's just over one-eleventh of the price of a median house across Australia, which now sits at $908,000 according to the latest PropTrack Home Price Index.
From tiny homes, deceased estates and time capsule abodes, here is a glimpse at some of Australia’s cheapest properties that changed hands in March.
Cheapest home recovers unpaid council rates
Australia’s cheapest sale for the month was a small rundown one-bedroom home on a tiny 70sqm land parcel in Queenstown Tasmania, selling for $40,000.

With an internal living space almost the size of a small carpark, the dilapidated vacant blue cottage was part of a local council auction where unpaid council rates were recouped by selling the home, sales agent Justin Grave from Flex Realty said.
Fierce bidding for 3A Harvey Street saw it sell under the hammer for above the reserve price, where the council took its six years of outstanding rates, totalling $9,616.05.

Abandoned time capsule
An abandoned Coober Pedy home in dire need of a clean out and some serious TLC was South Australia’s cheapest sale at $60,000.
Sales agent Misty Mance from Andrews Property said Lot 1217 Cactus Court, which had sat vacant for ten years, was like walking into a time capsule, littered with items such as washing liquids not sold anymore.

Advertised as being for sale ‘as is,’ the three bedroom, one bathroom home on a 1418sqm landholding was snapped up by a first homebuyer.
Ms Mance said the new owner was looking forward to making it his home and was excited to start the big renovation works it needed.

Treasure trove sparks buyer flurry
A deceased estate, aptly described as 'The great Australian dream' meets 'hoarders,' did nothing to deter buyer interest with the listing agent fielding 50 phone calls and emails daily about the three bedroom weatherboard cottage.
“I had to market it online as ‘under offer’ purely because I couldn’t get anything else done,” said Brett Driscoll, sales agent from Ray White Mildura.

The affordability of the home, located at 9 Messines Street, Nandaly trumped the massive clean-up job required, with the executor simply picking one of the many best offers made, after not expecting it to fetch any higher than $40,000.
The new owners have taken ownership of not only the home but a caravan, a Ford station wagon and a Mitsubishi Galant 1600.

New South Wales' cheapest sale
New South Wales’s cheapest property to change hands in March was the $125,000 sale of 166 Chapple Lane, Broken Hill.
The two bedroom, one bathroom home, set on a 507sqm landholding, was advertised as an opportunity to renovate or simply move in.

Queensland apartment tops the list
A one bedroom studio apartment at 1-21 Anderson Road in Woree was Queensland’s cheapest sale at $133,500.
Set in Cairns’ south, the apartment was advertised as perfect for investors, singles, or couples wanting a modern and low-maintenance apartment.

Regional WA home ranks first
Western Australia’s cheapest property transaction was 36 Serpentine Rd, Kambalda East in the Goldfields, selling for $160,000.
The listing noted the kitchen offered “a solid foundation with scope to further enhance.”
The neat two bedroom home was set on an 898sqm block with scope to landscape the big yard, or add a workshop.

Neat one bedroom sale in the ACT
A top floor one bedroom apartment in the Canberra suburb of Watson, to the city's north, was the nation’s capital’s cheapest property to change hands.
Selling for $239,000, 40/6 Irvine Street, was part of a quiet and well maintained complex of 42 units, close to shops and the Canberra Technology Park.

Views abound in the Top End
Selling for $149,000, a one bedroom unit offering MacDonnell Ranges views and a swimming pool topped the list as the Northern Territory’s cheapest property sale.
