A home in Sorell has been sold at auction — with a twist — while also generating hundreds of thousands for local charities.

South Property Group brought SJM Property Development’s waterfront Little Steps home to market with pre-approved finance bidders as well as cash bidders able to vie for the property — a first for Tasmania.
Principal Nick Cowley said 80 people attended the auction in Sorell, with seven bidders pushing the price to $770,000.
“This was $40,000 above our reserve price,” he said.
“Six bidders were pre-approved for finance. It is definitely a game-changer for purchasers, who told us they loved the transparency.”

No.59 Spoonbill Loop, Sorell, was purchased by an investor from Sydney who was bidding under financial conditions.
Mr Cowley said a young couple who are first-home buyers and also pre-approved finance bidders had narrowly missed out on securing the home.
“However, we are in the process of securing a house and land package a few doors down for them, which they are very excited about,” he said.

Given the campaign’s success, Mr Cowley said his agency will run similar campaigns in the future.
“The auction was an incredible success,” he said.
“For properties sub-$750,000 — where the largest buyer demographic sits, and an overwhelming majority use finance — an auction allowing pre-approved finance bidders to compete with cash buyers is ideal.”

Little Steps was built by a local builder, with the goal of giving back to the community in a meaningful way.
SJM’s director, Sam Morse, told the Mercury it was a project that is “close to our hearts”.
“This project is about bringing people together to make a real difference in our community,” he said.
Proceeds from the sale will go to Variety Tasmania, The Smith Family, and the Starlight Children’s Foundation.
“The SJM team, their partners and the three charities were all ecstatic with the result. A great outcome for all involved,” Mr Cowley said.
