It’s a tough market out there, but agents managed to push buyers up to $19.5m to get the top auction sale in the east in the past week, according to PropTrack.
The five-bedroom home at 10A Dalley Ave, Vaucluse, had a $20m price guide via Ray White Double Bay principal Elliott Placks, Reuben Dunn and Cindy Fu.
With just two bidders registered, and a couple of “opportunistic” buyers on the periphery, the highest bid was $18.9m.
“We sold it post-auction after negotiating with the highest bidder … with the state of the market it’s taking more rigorous negotiations at or post auction to bring deals to a close,” Mr Dunn said.
PropTrack put the clearance rate for properties sold prior or at auction in the east over the past week at 40 per cent, which is extremely low.
The overall NSW auction clearance rate for the week was 47 per cent.

The stunning property, with this resort-style pool, had last traded for $10.5m in 2019.
The home has appealing open-plan living areas.
The Vaucluse property, owned by the Fisher family since their $10.5m purchase in 2019, was built ovre three levels and had spectacular harbour views taking in the city skyline, Opera House and Harbour Bridge.
All four parties interested were local families upgrading from the east.
The purchasers had been at the very first pre-market inspection on February 28.
“They’d missed out on a property in Bellevue Hill that we sold last year,” Mr Dunn said.
But it’s the incredible views that make it particularly special.
The agents say there are still plenty of good buyers in the market, but they’re “price sensitive”.
“So there are still plenty of good buyers in the market, they’re just a bit more price sensitive than they were last year.
On a 1,173sqm block, the house has 4.5 bathrooms, a double garage and four car spaces,
Large living areas spilled to balconies facing the harbour and there are formal and casual dining options.
The kitchen, with an island bench, offers quality appliances and a walk-in pantry.
