Pre Easter rush sparks string of sales in Sydney’s north

A last dash to sell and buy before Easter has led to a string of sales in Sydney’s north.

Three properties sold under the hammer in eight days as vendors and buyers finalised their real estate plans before the April holiday slowdown.

Raine & Horne Hunters Hill and Gladesville Principal and selling agent Emma Challen said the tight auction schedule so close to Easter reflects both the desire of buyers and vendors to lock in a real estate transaction before the seasonal holiday lull.

“Once Easter arrives, you’ve got school holidays and the Anzac Day long weekend not far behind, which can interrupt buyer momentum,” Ms Challen said.

“For many vendors, it makes sense to bring their campaigns forward ahead of Easter and secure a sale while buyers are active and also before the weather starts to get colder as we get closer to winter.”

11 Earnshaw Street, Gladesville sold under the hammer on 28 March for $4.8m


Five properties were scheduled for auction by Raine & Horne Hunters Hill | Gladesville between March 21 and March 28.

Across this seven-day period, the auction clearance rate came in at 60 percent with three of the five homes sold.

Ms Challen said the three sales also show that despite the hype around two interest rate increases in a row, higher fuel prices and higher unemployment data last week, demand for property in Sydney’s north remains healthy.

The sales included a double-brick luxury home at 43 Westminster Road, Gladesville, that achieved $4.75m, attracting six registered bidders.

A two-bedroom house in Hunters Hill with renovation potential sold for $2.4m, slightly above its $2.24m guide, highlighting strong demand in the area despite economic headwinds.

While a bespoke architectural five-bedroom, four-bathroom residence at 11 Earnshaw Street, with sweeping city views, sold for $4.8m after attracting more than 130 groups to its open for inspections.

“It had a price guide of $4.2 million, and there was really strong interest in the lead-up to the auction, with 136 groups visiting its open for inspections,” Ms Challen said.

43 Westminster Road, Gladesville sold for $4.75m


Ms Challen said modern, move-in-ready homes such as 43 Westminster Road and 11 Earnshaw Street are highly sought after, particularly by young families upgrading from apartments or smaller homes.

Ms Challen said buyer interest is coming not only from local purchasers but also from professionals relocating from higher-density inner-city suburbs.

“We’re seeing buyers from areas such as Zetland and Surry Hills looking to move north where they can secure more space and a brand-new home,” she said.

“Renovating in those inner-city locations can be extremely challenging.

“Access is difficult and building costs escalate quickly.”

43 Ryde Road, Hunters Hill sold for $2.4m


Demand for the inner city was reflected in the strong interest in the two-bedroom house at 43 Ryde Road, Hunters Hill, which attracted 61 buyer groups to its open homes and multiple bidders at its 21 March onsite auction.

“It’s a strong result given this is a two-bedroom home in a conservation area that means it can’t be knocked down, so buyers realised they needed to work within the existing structure and renovate it,” Ms Challen said.
