182B Hedges Avenue, Mermaid Beach, is listed for offers over $6.9 million

Every day’s a holiday in a newly built Hedges Ave home located just steps from the sand on coveted ‘Millionaires’ Row’.

Completed in August last year, the four-level designer pad includes five bedrooms, multiple living areas, a pool and wellness retreat, and a rooftop terrace with panoramic coastal views.

It was completed last year

The feature pool window

Louisa Murphy and her family had moved from Sydney in 2020 when they saw a block of land in Mermaid Beach complete with plans for an architecturally designed beach house.

“We’d previously holidayed here over the years and always loved this area, and when the kids were little, we thought the Gold Coast and Broadbeach were amazing,” Ms Murphy said.

“I can also remember when we were first married riding along Hedges Ave whilst on holidays so to come back and live here, it was like ‘how lucky are we?’.”

Views take centre stage

While plans for the multi-level home had already been drawn up, Ms Murphy and her family were keen to add their own personal touches.

“We took our time choosing the builder and tweaking the plans,” she said.

“We had four kids and two dogs, so we needed to fit in a lot of living.

“We’d also built before and we’ve lived in a few houses, so we really considered exactly what we wanted and how to make the lifestyle as easy as possible.”

The chic kitchen

Building commenced in 2022 and the home was finished last year, resulting in a relaxed yet luxurious beach house where no detail has been overlooked.

Featuring a lift, ample storage and a coastal inspired neutral palette, the property has its main living areas on the upper floor in a bid to maximise all available views.

“In addition to balcony overlooking the ocean, the living space also has a north facing arched window with a built-in bench seat so you can look up the coast at to the city lights,” Ms Murphy said

“Design-wise, we also wanted to ensure each of the children had a generous bedroom and that there were multiple living spaces where everyone could hang out.”

A cosy lounge

Those living spaces include a basement cinema and a ground floor rumpus room, plus the open plan main living area on the upper level, and the rooftop terrace.

“It’s amazing what you can fit into the block,” Ms Murphy said

“I’m so grateful each day you wake up to a new view outside looking over the ocean.

“You see every sunrise, sunset and every storm roll in, and during whale season my friends were here so we watched the whales migrating from the upstairs bar area with cheese and crackers.”

The pool

The property also features a range of wellness amenities including a heated pool with spa functionality, plus a sauna.

“Moving up here was all about being healthy, walking, swimming at the beach, and going on bike rides,” Ms Murphy said.

“I love the fact you can step out to the beach or into the walking lane, there are all these activities for the kids to do, and there are also all these great cafes and restaurants nearby.

“It’s just like living on holiday, you don’t need to go anywhere.”

The basement cinema

But with family commitments elsewhere, the contemporary beach house is on the market for offers over $6.9 million

“There’s so much that went into it,” Ms Murphy said.

“We were pinching ourselves when we moved in and we’re so happy with how it worked out.

“But now that hard work is for someone else to enjoy.”

The property is located at 182B Hedges Ave, Mermaid Beach and is listed with Troy Fitzgerald of Ray White Malan & Co.
