Western Australia’s capital is known for its relaxed lifestyle, with an abundance of pristine beaches, green spaces and dining hotspots. Savvy downsizers are seeing the appeal.
For buyers ready to retire – or reduce their property footprint and the costs and maintenance that go with it – moving into an apartment is a viable solution, particularly with house-sized options available to smooth the transition.

Inner-city locations are typically popular with downsizers, drawn to factors like walkability and transport convenience, and access to amenities and established communities.
Perth currently has a range of new apartment developments in some of the city’s most coveted suburbs, which would tick boxes for those seeking to downsize "up".
South Perth
The affluent and established suburb of South Perth is popular for its tree-lined streetscapes and proximity to the Swan River, with a sprawling foreshore that takes in panoramas of the city skyline up to Kings Park.
There’s plenty of lush walkways, bike paths and vantage points to enjoy the scenery around South Perth Esplanade, and convenient links to the freeway and Canning Highway to head to the beach or Fremantle. Not to mention the ferry to the Perth CBD.
Lifestyle amenities are also abundant in the area, from the dining and shopping strips of Mends Street and Angelo Street, to the leisurely grounds of Perth Zoo and the Royal Perth Golf Club.
Two new apartment developments are available for downsizers in South Perth, offering large luxury residences, premium facilities and architectural pedigree.
Lumiere is currently under construction on Mill Point Road, one of the suburb’s best riverside addresses, with high-end resident amenities including an infinity pool, wine cellar, billiards room and wellness centre.
Also on Mill Point Road, Civic Heart is now complete and ready to move in, with just 10 apartments remaining. The award-winning development includes sweeping river views, a level 37 sky deck, dining rooms and two theatrettes.

Scarborough
While Perth may be spoilt for stunning coastline, Scarborough has an established precinct that draws locals and tourists for beach days, dining and entertainment.
Overlooking the Indian Ocean, the vibrant Scarborough Beach foreshore is ideal for sunrise strolls and sunset drinks, to enjoy a buzzing, forever-holiday feel.
There are also several parks, reserves and sporting clubs for recreation on terra firma, and the lavish Karrinyup Shopping Centre is a short drive away.
Unsurprisingly, Scarborough attracts luxury apartment developments and currently has a few suited to downsizers seeking space and amenity.
There’s the beautiful, boutique Azure Residences of only 19 apartments, which is tucked away in a secluded cul-de-sac near the beach, and the waterfront Myka Residences on The Esplanade, with one penthouse and 20 apartments offering three- or four-bedroom floorplans.
A larger offering, The Dunes, is currently under construction on the beachfront with a range of two- and three-bedroom residences and exclusive penthouses across two elegant towers.

City Beach
Set in the heart of the coveted western suburbs, City Beach is a sought-after address that predominantly comprises large family homes on large blocks.
It’s a rarer prospect to find new apartments in the area, particularly with spacious dimensions, so it’s a prime time for downsizers to explore two opportunities on the horizon.
Nestled between the bushland greenery of Bold Park and Wembley Golf Course, Zamia City Beach is a boutique architectural offering of 31 residences across two mid-rise buildings – a tree-change sanctuary just 10 kilometres from the CBD and close to the coast.
Landmark new development Ocean Grand City Beach will bring 247 luxury apartments to the area, spanning two-, three- and four-bedroom options as well as penthouses with sweeping views.
As well as a selection of resort-style resident amenities, Ocean Grand’s ground level will form a hub for cafes, restaurants and green spaces.

Mount Pleasant
The aptly named southside haven of Mount Pleasant is renowned for its jacaranda-lined boulevards and proximity to the Canning River, with easy access to top dining, schools, parks, sporting facilities and prestigious shopping district, Garden City.
This postcode’s peaceful atmosphere and scenic setting appeals to buyers across a range of life stages, from families downsizing to apartment living or retirees seeking a low-maintenance lifestyle.
Currently under construction on Wren Street, just a few blocks back from the riverfront Esplanade, Oasis Mount Pleasant is a striking architectural development of 49 residences spanning one-, two-, three- and four-bedroom floorplans.
And Cirque Duet, in a picturesque position overlooking the Canning River, offers a total of 93 new apartments ready for residents to move in. The resort-style community is more than 80 per cent sold.
