The buyers of a Belmont home that’s the first in its street to break $1m have the opportunity to add even more value.
The Bacchus Marsh family has secured the four-bedroom weatherboard house at 72 Apex Ave for a $1.05m deal, Ray White Highton listing agent Adam Natonewski said.
“I think the drawcard is the better schooling system and more opportunity,” Mr Natonewski said.

The open-plan living zone is centred around the stone-topped kitchen island, with a double sliding door to a covered outdoor deck.
“That home being fully renovated and extended and never lived in since then – so it was brand new – was the main attraction,” he said.
“They just loved the modern decor and quality renovation that was done. And the proximity to all the schools that are nearby and are zoned to that property is a big drawcard.”
The vendors paid $687,500 for the property in 2022, which was then in original condition, but the renovation not started until late 2024.
Mr Natonewski said while the owner considered subdividing, the home was ultimately renovated and extended.
The property was listed with $1m to $1.1m price hopes.
A breakfast bar and large preparation space is on hand in the centrepiece.
But a key decision leaves the new owners the ability to add more value.
“We left room in the back yard just to be a blank canvas for shedding,” Mr Natonewski said.
“The property does hold a permit for a shed, but we told them just to withhold on spending any more money and doing that, because the new owner might want to put a pool in or change the permit to something else or maybe even subdivide.”
The transaction is the first time a house has sold for a price above $1m in Apex Ave, which is the last street in that pocket of Belmont, south of Laura Ave, to achieve that mark.
The sale places it near the top end of Belmont’s property market.
Sales above $1m have been recorded in nearby Davis St and Summit Ave in the previous 12 months.
The original lounge room has become a stylish separate living space.
The main bedroom is part of the rear extension with an walk-in wardrobe and ensuite.

“At the end of the day the buyers have got themselves a very nice new home,” he said.
The renovation added hybrid flooring, an updated bathroom with a freestanding tub, stone-topped vanity and floor-to-ceiling tiles in a design matched in the ensuite connected to the main bedroom.
The expansive kitchen, family and dining area showcases the 40mm stone island bench, quality appliances and double-sliding doors connecting to a covered deck.

A substantial outdoor area is under the roofline, while the backyard awaits the new owners to decide what to do next.
But Mr Natonewski said the nature of the construction on a neighbouring block, which he confirmed was a single-storey family home, and the vacant supermarket at the nearby shops provided headwinds for the sale.
“It’s a good little shopping strip there,” he said.
“That IGA or whatever that is sitting there vacant is always a topic of conversation. It doesn’t look good for the area.
“People are really rallying around beautifying that shopping strip because it’s got a nice pizza shop, a nice laundromat, it’s got some other good stuff.”
